Every Friday I publish a Survey of current rates for 16 of the most popular loan programs.  All rates shown are full-doc programs, priced at “par”, that is, with no discount points or rebate.  Thirty (30) day locks are assumed. 

As of November 30th, 2021 the Federal Housing Finance Authority raised loan limit across the country for various counties.  The new Conforming loan limit has been raised from $625,500 to $802,650 for all counties. 

Loan amounts above the conforming limit of $802,650  go by a variety of names: Agency Jumbos, Conforming Jumbos, Temporary Jumbos, and Conforming High Balance—they are all one and the same. They also came to be known as CONFORMING JUMBOS because they are LARGER than the ordinary conforming loan amount of $802,650 and their purpose was to provide niche financing for borrowers with more expensive properties. The High Balance loan limit will increase to a maximum of $1,209,750 for some counties.  On the rate sheets they are designated as High Balance Conforming loans. 

Below are the specific high balance limits for the contiguous counties: 

LOS ANGELES COUNTY  $ 1,209,750
ORANGE COUNTY $ 1,209,750
RIVERSIDE COUNTY $ 1,209,750
SAN BERNARDINO COUNTY $ 1,209,750
SAN DIEGO COUNTY $ 1,209,750 

Everything above the High Balance loan limits for a particular county constitute Jumbo loan amounts.  So, for San Diego County loan amounts for jumbos range from $ 1, 209,750 and upward.
